Visit your property and provide a free market appraisal and accurate estimated monthly rental price
Erect a “To Let” board at your property
Advertise your property extensively on major online property portals including Rightmove, Zoopla, Primelocation and On the Market, as well as prominently display your property particulars in our branch window and on our website
Arrange and accompany tenants on viewings
Negotiate the best possible rent for your property and inform you of all offers received
Assess prospective tenants through referencing, as well as perform credit checks of all tenants and right to rent checks where applicable
Draft an appropriate Tenancy Agreement, including start and end dates of the tenancy
Arrange for the preparation of an Inventory and Schedule of Condition, if required
Record all meter readings
Inform all utilities and Council Tax Office of new occupancy
Arrange for the deposit to be paid which will be held by Howard Baker Estates within the Tenancy Deposit Scheme (My Deposits), unless otherwise instructed by the Landlord
Collect rent in full every month, as well as follow up on any late payments and pursue guarantors
Send you detailed financial statements of your account every month
Deal with Landlord Tax Returns in accordance with the Non-Resident Landlord Scheme, where applicable
Arrange Landlord’s Rent Protection and Legal Expenses Cover (Terms Apply)
Conduct a quarterly inspection of your property and report all findings back to you
Deal with all aspects of refurbishments during and between tenancies
Arrange all relevant certificates including Gas Certificates and Energy Performance Certificates (EPCs)
Handle all insurance claims
Deal with all repairs, maintenance and emergencies using our extensive network of approved and fully qualified contractors, ensuring all issues are quickly rectified
Deal with end of tenancy disputes and negotiate with Landlords and Tenants in the event of possible deposit retention
